The property acquisition tax in Thailand is paid only once when the transaction is registered with the Land Department. The fee is 1.1% of the contract price of the apartment purchased in leasehold – the buyer shares it equally with the developer. Therefore, in the end, the buyer will only pay 0.55% of the tax. In the case of purchasing property in freehold, the tax amount is 2%.
Yes. The usual installment term is from 6 months to 2 years. Typically, the installment period depends on the construction timelines, but in some cases, we also provide installment plans for completed projects.
Freehold is 100% ownership rights, which allow you to own, use, and dispose of the property. The owner has the right to transfer the property by inheritance, gift, or sale. Ownership rights are confirmed by a special document called a Chanote. This document is presented in two copies: one is given to the owner, and the other is stored in the Land Department, a government agency.
Leasehold in Thailand is a form of long-term lease that allows foreign nationals to obtain the rights to use residential property or land in the Kingdom for an extended period. According to current legislation, the maximum leasehold contract term is 30 years, with an option for two extensions for an additional 30 years each. Some advantages of leasehold: properties under leasehold conditions are, on average, 5-10% cheaper than similar properties with ownership rights; this form of ownership does not require declaration and is subject to lower taxes.
